Frankfort Community Consolidated School District (Frankfort CCSD 157-C) is comprised of Grand Prairie Elementary, Chelsea Intermediate School, and Hickory Creek Middle School, serving students in the Frankfort, Illinois community. In early 2021, Cotter was retained to provide owner’s representative services for a new addition at Chelsea Intermediate School. The project included renovating existing classrooms and learning spaces and relocating Media, STEM, and Special Education spaces to improve the existing circulation challenges that the school experienced. Enabling site work and utility upgrades were completed in the summer of 2021. Construction for the addition began in April of  2022, and renovation work occurred during the summer of 2022 and the summer of 2023. The entire project was completed in August of 2023.

Cotter provided Frankfort’s CCSD 157-C with owner’s representative services during all project stages, including planning, design, bidding/pre-construction, construction, closeout, and occupancy. Our services included procurement of owner-held services and contracts, testing and inspection coordination, assistance with zoning and permitting, FF&E coordination, moving, monthly project reporting, budget management, schedule management, team management, board and community meetings, and project delivery strategy.
