Terry Talks: Key Points of Guidance When Considering an Owner’s Representative
These are two critical questions to be asked and answered while you are considering a capital program. Let’s focus on four key points of guidance when considering an OR:
The OR stands with the District to analyze key decisions concerning capital planning. The Architect will advise on the District’s needs in terms of improvements and equipment replacement. The OR will enhance those objectives by preparing a strategic plan for completion. We work with District staff to layout a comprehensive plan visible to staff and all District Stakeholders. Our advice is grounded in experience across various types of projects and situations.
We offer objectivity in our recommendations. We are focused on the ultimate outcome and the betterment of the environment, rather than the underlying project size. We will offer input on design considerations concerning longevity and maintenance requirements of District Staff. We will assist the District in delivering the project through Construction Management, General Contractor, or Direct Trade Contract delivery. Each delivery method serves a focused need based on underlying project complexity. We stand with the District to ensure satisfactory delivery.
Educational Environment Improvement is always the goal. We help Districts remain goal-oriented, whether that goal is resource management-based or education environment-focused. We serve as an impartial sounding board for decisions related to maximizing resource utilization within the program. Our advice is based on maintaining the District’s stated outcome with a focus on resource efficiency.
We know that Capital Programs require extreme cooperation and compromise to achieve success. We act as the active leverage point to reach compromise at various stages. Our objectivity will provide a means to build trust by discussing the full merits of the solution in relation to the goals. We want to be in front of potential “sticking points” to keep the process moving forward.
Thank you, we are ready to discuss your needs and assist you with planning! Please stay tuned for more “Talks.”
